On Aug. 11, City Council approved the terms for selling Virginia Beach National Golf Club to Dragas Companies. But the deal isn't final! There will be a separate vote to rezone the land for 659 homes. We're asking the Planning Commission to recommend denial (hearing on Dec. 9) and City Council to leave the final vote to the newly elected Council in January.

Dear Planning Commissioners,
I'm writing to ask you to recommend denial of the rezoning that would allow 659 homes at Virginia Beach National. If you are not ready to deny it, please defer it until the information below is available.
1. The affordability commitment isn’t in writing yet. On Aug. 11, City Council required the developer to commit to a number of affordable homes before seeking housing approvals. Residents should see a binding commitment in the proffers that says how many homes, at what income levels, and for how long. The number should be large enough to meaningfully expand the affordable housing Virginia Beach families need.
2. This area can't support this density. At about 14 homes per acre, it is far denser than this part of the city was planned for. The City's own TA/ITA Citizens Advisory Committee voted against this deal twice.
3. Our roads can’t absorb it. 659 new households would add significant traffic to roads near the Courthouse area. The traffic study is being paid for by the developer. The City should review it independently and confirm that the promised road improvements are adequate, and that residents won’t be left paying for them.
4. Open drainage questions. This is low, poorly drained land in the Southern Rivers watershed. Residents should see the stormwater plan, and the City should confirm it protects neighboring homes and the watershed, before the land is rezoned.
A rezoning is permanent. Please recommend denial, or at minimum a deferral until these questions are answered.
I am copying City Council, the City Manager and the Planning Department so they know what residents are asking for, and why, as this decision moves forward.
Thank you for all you do in service to the residents of Virginia Beach.
